Price : what's included
Each villa is independant and is sold fully or partially finished as
is required.It's base price is 650.000 VAT (IVA in Italian) must be added
to this ammount which can vary, depending on whether the property is your
first one. We have chosen two specialist companies for both the bathrooms
and kitchen fittings. Both companies offer a range of choice in style
and design to fit all preferences. You can choose which materials, what
style, which colour scheme you prefer and we do the work.
Our Guarantees
It is because Montescudo is such a unique place and such a unique development
opportunity that we want to make the whole buying experience a unique
one too. You are purchasing an "opera in costruzione" (a building under
construction, or yet to be finished) and hence must have all possible
guarantees: aside all the smaller details we give a finishing date and
our guarantee of consignment for that given date.
Payment methods
Normally a small down-payment (something in the region of 10%) is given
to safeguard your future purchase until you have carried out all the necessary
checks on the property by the surveyor (geometra).
The next step is the "Compromesso" or Preliminary Purchase: this contract
establishes the terms and conditions of the final contract (Rogito) and
details price, date for completion, the nature of the property and guarantees
from the seller. It may also include any other relevant legal details.You
will be expected to pay a deposit at this stage (Caparra) which is usually
1/3 of the purchase price.
Lastly comes the final stage of the process : the Final Contract (Rogito).
This contract transfers ownership of the property from the seller to the
buyer (usually 1-3 months after the Compromesso). The document is drawn
up by the Notary (Notaio), who represents both parties. The buyer and
seller are required to be present for the signing of the contract at the
Notary's office. You can sign the Rogito in person or you can appoint
a Power of Attorney in your absence. You will be expected to transfer
funds to the vendor and the Notary at this stage - the best way of transferring
funds to your Italian account in time for the Rogito is either via Swift
from your own bank in the UK or by using a specialist currency dealer,
which may be able to offer you a better rate of exchange.
