The Residence in detail
The construction
The complex consists of 4 duplex villas all independant from each other. The villas are joined by a common covered portico with a wooden beam cieling, connecting the roofs of each dwelling. Each villa has an independant entrance. A central section in each villa has been planned for the construction of a lift. [ Click to enlarge the images below.]

Parking
All the garages are all underground with access to and from the private
road parallel to the provincial road running to Rimini and the town centre
of Montescudo.
The underground garages promote the use of green space with tall trees
surrounding the complex both on the provincial road side, and at each
end of the complex.

Security
The entire complex is fenced, and at the car entrance point there is an automatic gate to the underground garages. Each villa has its own entrance from the private road. Each garage and foot-entry gate have closed circuit video cameras and voice phone. There are security fixtures on all windows and doors on the ground floor. The external walls are brick and insulated.
Homecomfort technology
Each living quarters will have a connection to a centralised satellite TV dish. Aside from the electrical system, each room will have fibre optics cabling, TV cable, and telephone cables on a RJ45 support which can be used for IT systems. There will also be an emergency light in every room and an attachment for a private alarm system. A specific space on the roof will be used for a satellite dish directed to SKY TV. In this way the esthetics of the roof from the road will be safeguarded. The alarm system, air conditioning, cable TV, connection to internet can all be completed on request.
Heating system
Each of the living quarters will have an independent heating system, which will allow the separate heating of all individual areas of the villa.
Gardens
Each of the gardens will have automatic lighting at night and are pre-plumbed for a hidden watering system. The system can be completed on request.On the sea side of the property there is a well which provides rain water for irrigation use.
Forrestry Comission
On the sea side, the land slopes gently downwards towards the woods, which are protected by the Forrestry Comission.
